About the Foundation
Why Does Everyone Keep Asking About the Slab?
Because it is the largest invisible variable in a North Texas rebuild. A sound slab is an asset you can build on. A compromised one adds a foundation to the project. Nobody can see which you have, so buyers who do not establish it price defensively.
How Do I Find out If the Slab Is Sound?
A structural engineer, not a contractor and not a buyer. Expect to pay for it. It is the highest-return spend available to a seller here, because it converts the biggest uncertainty into a known quantity and buyers stop discounting for it.
My House Already Had Foundation Movement Before the Fire.
Disclose it and price it. Pre-existing movement is common on expansive clay and a buyer will find it in inspection. Telling them first costs less than them finding it.
My House Is Pier-And-Beam, Not Slab.
That is usually good news. Piers and beams can be inspected directly, so the uncertainty that drives discounting on slab construction largely disappears.
About the Insurance Claim
Can I Sell While the Claim Is Open?
Yes. Who keeps the proceeds is a negotiated term rather than a legal barrier. Tell any buyer at the outset; one who suggests concealing it from your carrier has told you something useful about themselves.
Does My Hail Claim History Matter?
More here than almost anywhere. North Texas carries the heaviest hail exposure in the country and many properties have several weather claims already. Adding a fire claim affects how the rebuilt house will be insured, and insurability feeds into what a finished house is worth.
Insuring the Damaged House Is Costing a Fortune.
That is normal and it is a real pressure. Vacant fire-damaged structures are expensive to insure in this market and sometimes difficult to place at all, which raises the cost of waiting and is worth factoring into any decision about timing.
The Claim Was Denied.
A denial affects your recovery from the carrier, not the value of the property. Denied and uninsured losses are common and we buy both.
About Permits and Demolition
What Does Dallas Actually Require to Demolish?
An asbestos survey under state and federal rules, an executed hold harmless agreement, proof of a solid waste franchise contract, utility disconnection notification, and a tree survey covering protected trees within 50 feet. Historic and conservation district properties need commission approval first.
What Is a Conservation District and Am I in One?
A Dallas overlay separate from historic designation, covering a good deal of ordinary housing. It requires an approved work review form before a demolition permit will issue. Most owners inside one do not know, so ask Development Services before commissioning any estimate.
Do the Dallas Rules Apply in My Suburb?
No. Every incorporated city permits its own work under its own amendments. The Dallas tree survey and district provisions stop at the Dallas city limits.
Who Pays the Asbestos Notification Fee?
The building owner under the state rules, based on the amount removed, with a minimum charge. Confirm who is filing before demolition is scheduled.
About the Sale
What Does It Cost Me?
Nothing. No fee for the figure, no commission, no repair spend and no obligation if you decline.
Is There a Transfer Tax?
No. Texas levies no state or county real estate transfer tax, which is unusual and works in your favour. Sellers arriving from other states routinely budget for a tax that does not exist here.
I Have Eleven Offers and Cannot Tell Them Apart.
Discard any without a named legal entity and a current proof of funds, then search the rest in the county clerk's index for recorded purchases. That usually leaves two or three worth a conversation.
How Fast Can This Close?
Texas closes through title companies rather than attorneys, so a clean file moves quickly. The constraint is title rather than damage, and there is no attorney review period to catch a problem early.
Do I Have to Disclose the Fire?
Yes. The Texas seller's disclosure notice asks specifically about previous fires, and the obligation attaches to what you know.
About the Paperwork
The Owner on the Deed Has Died.
The estate has to be able to convey. Texas has routes that do not always require full probate depending on the situation, but every one takes time and none begins until somebody starts it.
Which County Records My Deed?
Whichever county the parcel sits in, which the appraisal district record confirms. Dallas County charges $25 for a first page and Tarrant $20, and the other metroplex counties set their own.
A Contractor Has Filed a Lien.
It clears at closing, usually from proceeds. Disclose it early; found by the title company late, it costs far more time.
I Live out of State.
Common on inherited property. Remote signing through the title company is routine.
If your question is specific to your property — and the good ones usually are — send the address. The answer often turns on the county and the era of the house, and our service area index sets out what changes where.
